Photos are taken during the inspection so you can see the condition of your roof without having to climb up yourself. After the inspection, Ed will verbally explain what was found, show you the inspection photos, and let you know if anything needs attention. A free basic roof inspection is a helpful way to understand the current condition of your roof, but it does not include a written detailed report.

This basic inspection is a good fit for homeowners who want a roof update, are concerned about possible damage, or want an experienced roofer to take a closer look. If you need a written report with photos, condition notes, and repair recommendations, a premium detailed roof report may be the better option.

Premium Roof Inspections With Written Reports

A premium roof inspection includes everything from the free basic inspection, plus a detailed written report with photos, condition notes, and recommendations. This is a good option for homeowners who want documentation before buying or selling a home, after a storm, or when they want a clearer understanding of the roof’s condition.

Green Inspection

GREEN: Roof Areas in Good Condition

The green section of the report shows roof areas that are in good condition and are not a current concern. Not every roof inspection leads to repairs or replacement. If your roof looks good, the report will clearly show that too.

Yellow Inspection

YELLOW: Roof Areas That May Need Attention Soon

The yellow section shows items that are not an immediate emergency, but may need attention in the near future. These could include aging pipe boots, worn shingles, exposed fasteners, minor flashing concerns, or other roof details that should be watched or repaired before they become bigger problems.

Red Inspection

RED: Roof Areas That Need Attention Right Away

The red section shows active leaks, storm damage, failing roof components, or other issues that need attention as soon as possible. These are the items most likely to cause interior damage, worsen over time, or require immediate repair.

Premium Roof Inspection Pricing

Premium roof inspections start at $299 for a basic walkable roof. Pricing can increase depending on roof slope, height, size, layers, accessibility, and overall complexity. A simple one-story roof is much faster and safer to inspect than a steep, tall, cut-up roof with multiple roof sections, valleys, and details.

Starting at $299 for a basic roof with a walkable slope. This includes a roof inspection, photos, condition notes, and a detailed written report showing the overall condition of the roof.

Premium Roof Inspection

Complex Premium Report

For steep, tall, large, or complex roofs, pricing is based on the difficulty and time required to inspect the roof safely and prepare the report. Final pricing is provided before the inspection is completed.

EagleView Reports, Roof Measurements & Xactimate Estimates Available Upon Request

If requested, a premium inspection can include an EagleView roof report for roof measurements. If repairs or replacement are recommended, Ed’s Exteriors can also provide a repair estimate, roof replacement estimate, or insurance-style Xactimate estimate when needed.

Homeowners are not required to hire Ed’s Exteriors for the recommended work. You are free to use the report for your own records, complete small repairs yourself, get other estimates, or hire the contractor of your choice.
